Well another year has come and gone, can you believe it 2012 already.

On the real esate front we look forward to a fluctuation in our market this year. I have had alot of people ask me; what is the difference between a Buyer's Agency and Seller's Agency.

In buyer's agency, a real estate company(brokerage) represents only the interests of the buyer.

In seller's agency, a real estate company(brokerage) represents only the interests of the seller.

In Limited Dual Agency, the brokerage represents both the buyer and seller in which the Realtor will not represent the interest of either the buyer or seller to the advantage of one over the other.

It is a personal preference which method you choose to buy or sell your property, but do not feel  you are offending your Realtor by asking them to represent only you as the buyer or seller. That is why we have the MLS system to encourage agents and their brokerages to work together in the marketplace to assure the best service for everyone involved in the transaction.

Another option available through our brokerage if you are the type of person who would like to be more in control of your own sale, but want better advertising exposure by listing your property on the MLS(Realtor.ca) is a "MERE POSTING"; where you pay an advertising fee to post your property for a specified period of time.
